Barrett Capital’s Bridge Lending program was created to bridge the gap between conventional commercial financing and hard money lending. What differentiates Barrett Capital from other bridge lending platforms is our strategic selection of qualified non-bank lenders who don’t fit the strict parameters of today’s conventional commercial bank lenders. PACE Financing
Through PACE Equity, Barrett Capital is a direct lender of Property Assessed Clean Energy (PACE) Loans. PACE Equity is a one stop, turnkey, provider offering engineering, approvals and long term 25-year low fixed rate financing of utility, water or renewable items having a positive impact on the building. PACE is available for property renovations, redevelopment and new construction projects and, works with simple or complex capital structures, up to 20% of the property’s value. PACE fundings are paid back through an addition to the real estate tax bill; are non-recourse to the building owner and, carries a reduced cost of up to 50% of mezzanine debt, preferred or straight equity, and/or construction financing, to boost IRR.
